How and when you receive your CASH BACK.
You receive your BUYER'S REBATE at closing. You may choose to have the money applied as a credit towards your closing costs or pre-paid expenses. The rebate will be shown in the settlement figures and on the HUD-1 document. The rebate must be applied in this way if you are using FHA or VA financing. Alternatively, if you are using conventional financing, or paying cash for your purchase, you may choose to have the rebate paid directly to you at closing!The rebate is not taxable income. There's no catch - use any lender!
Your BUYER'S REBATE is not income (there's no Form-1099), because its simply a reduction in the taxable basis in the property you buy. Most important, there's no catch! Please use the lender of your choice. Shop and compare rates!
